Over 70,000 Renters in Merton Gain Security Under Labour’s New Law

Last week, Labour’s historic Renters’ Rights Act officially became law, officially abolishing Section 21 ‘no fault’ evictions. For Merton, where over a third of households are privately rented, this legislation promises security and fairer treatment for tens of thousands of residents. 

The inaction of previous Coalition and Conservative governments left tenants across Merton and beyond vulnerable to losing their homes with little warning. Now, Labour have ushered in a new era, where renters can have peace knowing they cannot be forced out unfairly. Landlords will still be able to regain possession in legitimate circumstances (such as selling the property or moving in themselves), but tenants will no longer live under the constant threat that Section 21 evictions posed. 

This new law has also introduced rolling tenancies as the default, ending the cycle of short-term contracts that left many families uncertain about their future. Alongside this, there are stronger protections against excessive rent increases, giving renters the ability to challenge unfair rises. 

Crucially, the law extends the Decent Homes Standard to the private rented sector, meaning landlords must ensure properties are safe, warm, and free from hazards. For Merton residents, this means higher standards across the board - whether it’s tackling damp and mould, improving insulation, or ensuring repairs are carried out promptly. 

Labour-run Merton Council have already been taking decisive action to stand up for private renters in Merton. Earlier this year, we used special powers to take control of 18 rented homes after a rogue landlord had persistently failed to meet basic safety standards. This was one of the first actions of its kind in the country, and shows how Labour are fighting for local residents and families 

With nearly 30,000 households in Merton renting privately, the Renters Rights Act becoming law will make a real difference to everyday life. Families will have more stability, young people will find it easier to plan for the future, and vulnerable residents will be better protected. 

This landmark reform ensures that renters finally get the security and peace of mind they deserve – testament to what can be achieved when Labour are in power both locally and nationally.
